will take on and can close almost ANY SCENARIO. Here's a
list of the most common loan program requests and
available features and options.
Purchase
Loans
We offer up to 90% loan to value (LTV) financing for
investment properties. A variety of loan products to choose
from including adjustable rate mortgages, fixed rate
mortgages and pay option ARMs for condos, townhomes, 1-4
units, manufactured and mobile homes.
We also have a variety of documentation types to
choose from based on your specific situation. They
include full doc for the borrower that can fully document
income, stated income for the borrower (self-employed or
W2) that cannot document income and no doc for the
borrower that has excellent credit and wants to provide
as little income and asset verification documentation as
possible.

Rate and Term and
Cash Out Refinances
If you're looking to
refinance your property to improve your rate and term (no cash
out) or get cash out to start another project or build up your
cash reserves, we can help. NONE of our rate and term (and many
of our cash out programs) require any seasoning. This means
that you can buy with hard money or cash, make your
improvements and immediately refinance to improve your rate
and/or get your cash out.

Rehab and
Construction Loans
This loan program, more commonly known
as a fix & flip loan, will allow you to borrow against the
future value of your property which allows you to roll in most
closing costs and repair/construction costs under the right

Land Contract and
Lease Option Buyouts
Do you or one of your tenants have a lease option that you want
to exercise? We structure these like refinances instead of
purchases so we can loan against the appraised value giving you
the benefit of immediate equity! Family deed transfers are OK,
too as long as there are no serious mortgage
delinquencies.
Commercial
Loans
Commercial lending is totally different from residential
